I would also like to add that it is weird that you can stack the abilities as you’d like.
Maybe chance one of the abilities to when is put into a graveyard.
Or go all in and also add a creature trigger :P Like scry. Double down on the crazy :)
I personally prefer clean and simple designs.
I would like a simple spell on the front and a tapped land on the back.
Or go with the channel version where the land is super bad and the card is like 95 % of the time a spell.
I think it’s interesting and kind of a new design space although limited. You’ll have to treat the lands as though they are micro spells because no one wants to play them as lands unless they have no other land in hand. And even then they’re maybe not even worth it.

Another route you could take is to simply let it be a tapped Guildgate with a channel ability. Channel cost needs to be updated...
